Core Design Development

Core Identity:

Core Design Development LLC (Core) was established in 2007 in conjunction with the creation and adoption of a Form Based Code for the City of Mission’s West Gateway district. Core serves as the Master Developer for the district on behalf of the City of Mission, and provides a comprehensive range of professional urban design and planning services.

 

Core History:

In 2006, the City of Mission, Kansas selected Gale Communities Inc. (GCI) to create a new Form Based Code for the West Gateway district. This new code places greater importance on the physical form of development and focusing attention on the creation of an interesting and inviting public realm. The goal is to create a flexible design program that attracts quality development and incrementally redevelops this district. This code is intended to shape new growth to create pedestrian-friendly places that provide a high quality of life for residents and the surrounding community.

While serving as the Planning Director for GCI, Chris Cline led a diverse team of professionals to create planning and development recommendations for a new pattern of development for the district. The scope of their work included reviewing existing and anticipated real estate market trends, understanding the condition of existing infrastructure systems serving the area, making recommendations for public infrastructure improvements, and engaging the surrounding community to better define the type of development and community improvements that should be considered for the future of the district.

In October 2007, the City of Mission formally adopted a Form Based Code to guide new development within the West Gateway district. Shortly thereafter, Core was formed as a spin-off firm led by Chris Cline, with the primary role of serving as Master Developer for Mission's West Gateway area.

In conjunction with our work for the City of Mission, Core provides a full range of professional services including master development, urban design coordination and planning services, and the use of Form Based Code to guide community growth and development. We take a collaborative approach to our work, including active participation and facilitation of public input in the design and planning process. Our services include:
